Tobin Ventures LLC (“Company,” “we,” “us,” or “our”), doing business as Local Rankings SEO, operates the website https://localrankings.io (the “Site”) and provides local SEO, digital marketing, and related services.
By accessing or using the Site, submitting any form, booking a call, or using our services, you agree to be bound by these Terms of Service. If you do not agree, please do not use the Site or our services.

1. Services
We provide local SEO services, free marketing audits, SEO strategy calls, ranking reports, Google Business Profile management, and related digital marketing services. All services are governed by a separate service agreement or proposal once you become a client.
2. SMS / Text Messaging Terms
We may send service-related SMS notifications to phone numbers that have provided prior express written or verbal consent. These messages are strictly limited to:
- Appointment reminders and confirmations
- SEO campaign status updates and ranking reports
- Service alerts (e.g., Google Business Profile issues, ranking changes)
- Account notifications and support communications
We will never send promotional or marketing SMS without separate consent.
You may opt out at any time by replying STOP (or STOPALL). After opting out, you will receive one final confirmation message.

Carriers are not liable for delayed or undelivered messages.
Age Restriction: You must be at least 18 years of age to participate in our messaging program. By providing your phone number and consenting to receive messages, you represent and warrant that you are 18 years or older (or have reached the age of majority in your jurisdiction) and are the account holder or have permission to receive messages on that number.
3. Lead Forms, Audits & Consultations
When you request a free audit or book a call, you agree that we may contact you by phone, email, or SMS using the information you provided. All information submitted must be accurate and truthful.
4. Intellectual Property
All content on the Site, ranking reports, strategy documents, and materials we create for you are owned by Tobin Ventures LLC. You are granted a limited, non-exclusive, non-transferable license to use the deliverables for your internal business purposes only. You may not resell, republish, or distribute our reports or materials without written permission.
5. User Conduct
You agree not to:
- Use the Site for any unlawful purpose
- Submit false or misleading information
- Attempt to interfere with the Site’s operation
- Scrape or copy content without permission
6. Payments and Billing (for Clients)
Monthly or one-time fees are billed as agreed in your service proposal. Payments are processed via GoHighLevel or Stripe. You authorize recurring charges until canceled. Late payments may result in service suspension.
7. Cancellation & Refunds
SEO services are provided for the term set out in your service agreement. Cancellation, renewal, and any performance-guarantee remedy are governed by that agreement. No refunds are provided for partial months or completed work (including audits and reports); one-time setup fees are non-refundable.
8. Disclaimers
SEO results are not guaranteed. Search engines (Google, etc.) may change algorithms at any time. We do not guarantee specific rankings or traffic increases. All services are provided “as is” without warranty of any kind.
9. Limitation of Liability
To the fullest extent permitted by law, we are not liable for any indirect, incidental, special, consequential, or punitive damages. Our total liability shall not exceed the total fees paid by you in the 12 months preceding the claim.
10. Indemnification
You agree to indemnify and hold us harmless from any claims, losses, or damages arising from your use of the Site or breach of these Terms.
11. Governing Law
These Terms are governed by the laws of the State of Florida, without regard to conflict of law principles. Any disputes shall be resolved exclusively in the courts located in Hernando County or Pasco County, Florida.
12. Changes to These Terms
We may update these Terms at any time. The “Last Updated” date will be revised. Continued use of the Site or services after changes constitutes your acceptance of the new Terms.
